1. GET PREAPPROVED FOR A HOME LOAN
A pre-approval is your permission slip to start looking for homes. It allows you to know what payment you will be comfortable in and gives you peace of mind. We can arrange for you to work with our preferred lender right away.

2. THE SEARCH
We are like matchmakers, finding the right partner for you. Tell us what you like and let us match you up with a location and home you will fall in love with!

3. THE ONE
Once you select a home we will run a detailed pricing comparison of past solds in the neighborhood and advise you of a reasonable offer price. Once you agree on an offer price we will negotiate the offer on your behalf.
You will most likely wire money or write a check after your offer gets accepted for:

- Open Escrow and Title
- The Home Inspection
- Appraisals and Loan Approval
- HOA Documents Approval
- Title /Prelim Approval
- Transaction Coordinator
4. THE INSPECTION
Once we have negotiated and executed an agreement we will then proceed and you will schedule your home inspections immediately.
It is crucial that you inspect any home you plan to purchase. But how do you find a trustworthy home inspector, and what will your home inspection cover? Here are answers to those questions, plus some questions to ask your home inspector and a list of aspects of the property that you should always ensure have been properly examined before purchase. What we discover during the inspection period can most of the time be negotiated with the seller.
5. CLOSING: APPRAISAL AND LOAN APPROVAL
After we have moved forward past the inspection period you will continue to work with your lender to obtain final approval. Once the home meets the appraisal and your loan is approved we are onto closing.
6. THE APPROVAL

7. CLOSING: TRANSACTION COORDINATOR
To streamline the closing process our Transaction Coordinator will work closely with you and the title company to ensure we have a streamlined closing. This ensures that all the t’s are crossed and the i’s are dotted in your transaction.
8. THE CLOSING
Now that we have reached the finish line, you will close on your home at the escrow company. Be sure to have your ID
prepared and we suggest taking off at least half a day off.
